Former Vallourec site acquired in Düsseldorf, Germany

  • Acquisition of a 14-hectare site in Düsseldorf from Vallourec
  • Frasers Property Industrial plans to develop a sustainable commercial and logistics park with a total lettable area of approximately 72,500 square metres
  • Demolition is scheduled to start at the end of 2021 

 

Frasers Property Industrial has acquired the 14-hectare former Vallourec site in Düsseldorf's district Reisholz and announced plans to develop a 72,000 square metre sustainable and multifunctional commercial and logistics park. 

The site has excellent connections to the center of Düsseldorf and to the supra-regional transport axes. Düsseldorf's main train station is only 8 km away and the A46 freeway, which is 2.5 km away, offers both an excellent east-west connection and access to the A3 and A57 federal freeways. In addition, tenants will benefit from the high density of the transport network in the Rhine-Ruhr region, with the international airports of Cologne and Düsseldorf as well as the important inland port in Duisburg. The site is located in the prominent vicinity of the Henkel AG and BASF plant sites.

In developing the site, it is important to Frasers Property Industrial to enable a broad mix of users. In the first phase of the project, large hall sections comprising approximately 43,500 square metres of production and logistics space will be developed. The second phase will be a 29,000 square metre state-of-the-art business park, complemented by parking spaces and outdoor and green areas designed to reflect the historical use of the area. 

The deconstruction of the existing faciltiies on the site will take place carefully under consideration of an elaborate demolition and disposal concept. Construction waste material will also be recylcled. Frasers Property Industrial is targeting the gold certification from the German Sustainable Building Council (DGNB) for the new development.
