Australia’s first embodied carbon rated facility

Our facility for Probiotec Multipack at The YARDS in Kemps Creek, NSW, has been granted the first National Australian Built Environment Rating System (NABERS) Embodied Carbon rating.

 

This milestone marks an important step forward for industrial property across the country and for how embodied carbon is measured in the built environment.

What is embodied carbon and why does it matter?
Embodied carbon is the carbon footprint of a building, including the emissions generated during construction – from manufacturing materials and waste through to transport and site energy use. It comprises of all the "hidden" emissions that occur before a building is ever occupied. 

 

As we create more energy-efficient buildings, embodied carbon makes up a larger share of a building’s lifetime emissions. By focusing on reducing embodied carbon, we can significantly lessen the environmental impact of construction.

 

The NABERS Embodied Carbon tool administered by the NSW Department of Climate Change, Energy, the Environment and Water provide a consistent national method for measuring those hidden emissions.

The process 
Achieving this rating was a deeply collaborative effort with our joint venture Aware Real Estate and our partners at Mainbrace Constructions. We worked closely with our delivery partners and Probiotec to meticulously track and measure the embodied carbon in over 50 different materials used throughout the 20,875 square metre facility. This included the extensive use of materials with an Environmental Product Declaration (EPD), which provides transparent, third-party verified data about a product's environmental impact.

By pioneering this rating, we are helping to establish a clear, consistent standard for measuring and reducing embodied carbon. This creates a measurable pathway toward net zero for the entire industrial property sector, helping our partners and customers meet their own sustainability goals with greater confidence.
