Frasers Property Industrial has announced its plans to deliver a74,000 square metre sustainable industrial and commercial park, The Tube, in Dusseldorf-Reisholz.

 

After acquiring the 14-hectare former site of tube manufacturer Vallourec in June 2021, Frasers Property Industrial will transform it into a first-of-its-kind development for the German industrial and logistics sector.

The development will deliver sustainable and future-ready industrial and commercial space for our customers to build their futures. It will be designed for multi-functional usage and meet the requirements for inner-city industrial and commercial space. This will be the first inner-city development to be designed with sustainable features for mixed-use. Discussions with existing and prospective customers have confirmed that infrastructure of this kind is urgently needed to ensure sustainable growth and job creation.” 

 

The site is 10 km from the city of Dusseldorf-Reisholz and within 15-minutes drive from seven different highways. Ports in Reisholz, Dusseldorf and Duisburg, as well as airports in Dusseldorf and Cologne/Bonn are located in the region. Germany's largest economic area with a population of around 11.4 million is accessible within an hour. 

 

The name of the development, The Tube, is a tribute to the site's previous use as a tube production factory.  Within the site footprint, Frasers Property Industrialwill deliver 43,545 square meters of industrial space and a further 28,987 square meters for commercial use. This hybrid compositionwill ensure the space is suitable for all business types, fromglobal customers to local small and mid-sized enterprises. 

 

As with all Frasers Property Industrial developments, special attention will be paid to sustainability of the industrial and commercial park.The Tubewill targeta carbon neutralgoal during construction and inoperation. Key features that will support sustainable outcomes include a green roof and a planned photovoltaic system on approximately 40 per cent of the roof area. Furthermore, roof light bands to bring in daylight and modern LED lighting in the office and warehouseareas have been incorporated in the design toensure efficient energy consumption. Intelligent smart metering systems will be installed to monitor energy consumption and identify potential savings.The currently existing rail siding with direct connection to the Reisholz train station is to be retained, thus making a significant contribution to the planned carbon neutral operation of the development. 

 

To support the health and wellbeing of future workersand visitors to The Tube, recreational areas will be created in the industrial and commercial park’sgreen spaces to provide space for fitness exercises or rest breaks. Frasers Property Industrial is targeting agold certification from the German Sustainable Building Council (DGNB) for the entire precinct. 

 

The demolition of the existing buildings will also be implemented according to a detailed resource-saving concept. This includes, for example, minimising construction waste by sorting all recyclable materials, which are then sent for recycling. 

 

Initial talks with prospective tenants have been held prior to the project’s official launch. BNP Paribas Real Estate is exclusively responsible for leasing the space.

 

Plans for the major new development will be on display at this year's Expo Real, taking place in Munich from October 11th to 13th, where Frasers Property Industrial will be a guest of the City of Dusseldorf at the joint stand in Hall B1 / Stand B1.210.
