First customer signs at FlexCity in Germany

• JW Fulfilment DUS GmbH, a fast-growing e-commerce logistics provider, leases 15,700 sqm at the newly completed FlexCity industrial and business park in Mülheim an der Ruhr 
• The long-term agreement will cement the China-based business’s European footprint, complementing its existing German network 
• FlexCity offers approximately 24,000 sqm of new flexible industrial and commercial space in the heart of Germany’s Ruhr region

We have secured a long-term lease with JW Fulfilment GmbH, a leading cross-border e-commerce logistics business, at FlexCity industrial and commercial park in Mulheim an der Ruhr in North Rhine-Westphalia. The transformation of the former Siemens TechnoPark was completed in June 2026. 

JW Fulfilment GmbH is an Asian e-commerce company with headquarters in China. With more than 20 years of experience in the logistics industry, the company specialises in Fulfilment by Amazon (FBA) preparation services and international fulfilment solutions. In addition to its operations in China, JW Fulfilment boasts a total storage area of over 500,000 sqm in the United States, Canada, Germany, the United Kingdom, and Mexico.

The new 15,700 sqm space will support JW Fulfillment’s European expansion, scale its fulfilment operations, increase capacity, and support a wider range of customer and product requirements. It will also provide flexibility for future growth. 

FlexCity’s position between the region’s key economic centres makes Mülheim an attractive location for industrial, manufacturing and logistics businesses. 

JW Fulfilment will also benefit from FlexCity’s WHG-compliant specification, which supports the storage of the company’s diverse product range, including battery-powered goods and items with different storage requirements.

The lease makes JW Fulfilment the first customer at FlexCity, following an extensive revitalisation and redevelopment programme which was completed in May 2026.

Approximately 8,500 sqm of additional space remains available at FlexCity, with units divisible from around 3,500 sqm.
