Frasers Property Industrial acquires a commercial property in Gaggenau, Baden-Wuerttemberg, as part of a sale-and-leaseback transaction. The seller and main tenant is SWARCO Dambach GmbH, which specializes in individual solutions for systems to secure, steer and regulate road traffic. The property is located in Gaggenau's industrial park on Adolf-Dambach-Strasse and has a total area of approximately 78,793 square metres. The property includes several production, logistics and office buildings, which provide a total leasable area of approximately 36,698 square metres.

 

The commercial property has convenient access for both transportation and public transport. Right next to the building there is a streetcar station, which allows for Rastatt to be reached in a 20-minute ride and Karlsruhe main station in a 35-minute ride. In addition, the B462 trunk road is within easy sight of the business park and provides access to the A5 federal freeway near Karlsruhe. Due to this, the site is well connected to France and also has a direct link to Basel on the French-Swiss border.
