Crusader Caravans and Intel Engineering secured at 4Ten Epping

Frasers Property Industrial in Australia has secured two, 10-year pre-lease deals with Australian caravan manufacturer, Crusader Caravans and chassis manufacturer Intel Engineering at its 4Ten Epping industrial estate in Melbourne’s north. 

 

Crusader Caravans and Intel Engineering will occupy adjoining warehouse and office facilities at 4Ten Epping with a net lettable area of 15,010 square metre and 5,760 square metre respectively. A neighbouring standalone 16,972 square metre speculative facility with extensive Cooper Street frontage is also to be developed concurrently. The total end value of the three facilities is estimated at A$62 million.  

The facilities will feature high clearance warehouse space, state-of-the-art offices, recessed loading docks and on-grade rolling doors. They will also target 5 Star Green Star Design & As Built v1. certified ratings.

4Ten Epping is an expansive master-planned estate comprising approximately 62 hectares of industrial zoned land. The estate is strategically located in the heart of Melbourne’s northern suburb of Epping, with excellent transport linkages to the Melbourne CBD (18km), Tullamarine Airport (12km) and Port of Melbourne (22km). The estate is also set to benefit from the construction of the North East link, which is scheduled for completion in 2027.

Crusader Caravans and Intel Engineering will join Mazda Australia at 4Ten Epping. Mazda’s new 37,260 square metre national parts and distribution centre recently reached practical completion in April 2021 and has an end value of A$69 million. 


Nathan Bingham from TMX brokered the deal between Frasers Property Industrial, Crusader Caravans and Intel Engineering at 4Ten Epping.  

Construction of the new facilities is expected to reach practical completion in February 2022.
