CTI Logistics subsidiary GMK Logistics secures 10-year lease at 4Ten Epping

4 July 2023

Frasers Property Industrial has secured a new 10-year lease deal with longstanding customer and leading flooring supplier GMK Logistics (GMK) to develop a 27,417 square metre facility at Premium Estate 4Ten Epping in Melbourne’s booming north.

The distribution centre will include a 26,407 square metre warehouse and a two-storey office of more than 1,000 square metres, which will support the company in storing and distributing their flooring products.

GMK is a subsidiary of ASX-listed CTI Logistics (CTI), a national transport and logistics service provider that has operated across Australia since 1973. With more than 1,000 people working across its group of companies, it provides third-party logistics solutions covering general, e-commerce fulfilment, bulk and temperature-controlled warehousing with flexible distribution options.

In line with both companies’ commitment to sustainability, the facility has been designed to achieve a 5 Star Green Star Design & As-Built v1.3 rating from the Green Building Council of Australia and will include a minimum 150kW solar array, rainwater harvesting, internal and external LED lighting, and landscaped outdoor area.

The new facility will be built by builder CIP Constructions. It will provide full drive around access via dual hardstands – one of which is 36 metres wide with a full-width super awning – and will also boast a 14.6 metre ridge height, 16 recessed loading docks and nine roller shutter doors.

Frasers Property has previously leased facilities in Queensland and Victoria with CTI. A new purpose-built 25,580 square metre facility is also currently under construction for CTI at the 400,000 square metre Yatala Central Premium Estate in Queensland, which is due to be completed later this year.

Andrew Hanna, General Manager – Victoria for Frasers Property Industrial, comments, “Frasers Property Industrial is pleased to be partnering with CTI Logistics and GMK Logistics to deliver a facility that meets the needs of the company’s business, people and growth plans. We are looking forward to continuing our relationship with CTI Logistics and delivering another high-quality facility for them at 4Ten Epping.”

Glenn Brown, General Manager – Commercial for CTI Logistics, comments, "We are looking forward to moving into our facility at 4Ten Epping, to support our Victorian customers. Our latest lease deal builds on a long-standing relationship with Frasers Property Industrial across Australia and we pleased to be partnering with them once again."

GMK will join other high-quality customers at 4Ten Epping including Mazda Australia, Kitchen Warehouse, Crusader Caravans and Intelligent Engineering. Completion of their distribution centre is expected by Q1 2024. Following completion of this facility, 4Ten Epping will be 43% per cent complete, with over 65,000 sqm of gross lettable area fully leased.

Strong demand for the estate has been driven by its Industrial 1 zoning, accessibility to the Hume Highway, flexibility, sustainability and scale, as well as its location at the strategic centre of the state government’s Northern State Significant Industrial Precinct. With a tree-lined entry boulevard and wide streetscapes, the estate will also include a five-hectare open space with wetlands, running and cycling tracks.
